Heuldins Group Pty Ltd recently hosted a closed-door Major Industry Project Briefing ahead of the launch of its Modern Housing Initiative (MHI). The event brought together Federal and State Ministers, along with senior Departmental officials, to provide an exclusive preview of the initiative and its initial site at Mooloolah Valley on the Sunshine Coast.

The launch site showcases a collaborative effort among the housing industry, Sunshine Coast Regional Council, and the eco-tourism sector to deliver an affordable housing solution tailored to the local community’s needs. Heuldins looks forward to building on this momentum as the initiative scales across Queensland and beyond.

Infrastructure and gentle development pipelines are not meeting market demands, primarily because they fail to deliver the required return on investment without effective program management. The result is a growing financial burden on Australian families—particularly the ‘Missing Middle’ segment.

To meet the projected demand over the next five years, every home built must accommodate at least four people. This challenge is compounded by Australia’s high debt-to-income ratio, an increasing number of non-occupied homes, and the mounting costs of asset maintenance. Elected representatives are under increasing pressure to respond with holistic and practical solutions to address the Missing Middle.

This market disturbance has had a disproportionate effect on our regions. While regional areas hold the infrastructure potential to support growth-through education, eco-tourism, and skilled migration-the lack of housing supply, skilled trades, and business support services continues to restrict progress.

Specialist Public Intellect, Jaclyn Marquis, has led a 12-year Major Industry Project to develop a commercially viable and socially responsible response to these intersecting crises. Through the Modern Housing Initiative, a community-driven, industry-led and evidence-based program, Marquis introduces a scalable solution tailored to bridge the Missing Middle.

Supported by the HEULDINS Network, a federation of partners across construction, manufacturing, and the creative industries, this initiative culminates in a sector-wide activation through a creative industries project, The Modern Housing Initiative-delivering economic innovation, community impact, and housing accessibility.
